Terms & conditions of Booking

Please read the following Terms & Conditions. They are here for your benefit and include important information.

ABOUT THIS LET 

Letting commences at 4pm on the first day of the let and terminates at 10am on the last day of the let.

The property is let on a weekly basis (usually Saturday to Saturday) and the maximum period of let is 4 weeks. Short term lets may be available during quiet periods, please contact us if you require the cottage for a short let.  The letting of the property is only to those named on the booking form. Strictly two adults only can be accommodated – unless a prior arrangement has been made. Subletting of the property is prohibited. The let is for holiday purposes only. The number of persons occupying the property must not exceed the number agreed on initial request.  Bookings cannot be accepted for persons under the age of 18 years.

We regret that we cannot accommodate pets. 

The property has a no indoor smoking policy.  Please do not litter the grounds of the property with cigarette butts.  For your own safety, the doors of the wood burning stove must always be kept closed when the fire is lit.

BOOKING, PAYMENT & CANCELLATION POLICY

The contract will be confirmed with a non-refundable deposit of £200 required to be paid at the time of booking.  If the deposit is not received within 10 working days after the initial booking then the chosen dates will revert to “available status”.  

The balance of the payment must be made 6 weeks prior to the commencement of the holiday period. No reminder is sent for the balance. If the balance is not received 6 weeks prior to arrival those weeks become available for re-let. Failure to pay by this date will be deemed a cancellation.  In the event of cancellation by the customer, every effort by the owner will be made to re-let the property. If this is successful then all monies will be returned to the customer. If the property cannot be re-let, the deposit paid will be forfeited. If cancellation occurs less than 6 weeks in advance then the entire deposit will be withheld.  

For bookings made less than 6 weeks prior to the let – payment in full is required immediately to secure the booking and no refunds will be given thereafter. For short notice bookings made within 14 days of arrival payment should be paid in full by credit/debit card or bank transfer.

If, for some unforeseen circumstances, Beinn Dearg Cottage cannot be made available for the period booked, all monies paid by the hirer will be refunded with no further claims against the owners.

It is suggested that guests arrange holiday insurance against possible cancellation after payment has been made. Clients are strongly recommended to take out holiday cancellation insurance.  Travellers who have been instructed to cancel (rather than taking the decision themselves) may be able to claim on their travel insurance depending on their level of cover. Travel insurance is always advised in winter months.

METHOD OF PAYMENT

Bank transfer (BAC), online payment or cheque made payable to K & J Stoddart.

CARE OF THE PROPERTY

The property will be in a clean and tidy condition on arrival and guests are requested to leave it in like condition. The right is reserved to make a charge for additional cleaning if the property has not been left in a reasonable condition.  In respect of breakages, loss or damage, guests should report any deficiency which they notice on arrival, and any which occur during their visit. Where appropriate, guests will be liable to pay the replacement cost of the item broken, lost or damaged.

Any defects should be reported immediately to the owner. The owners reserve the right to enter the property at any reasonable time for the purposes of inspection, repair work, etc.

As the property has a thatched roof – no BBQ’s or bonfires are permitted around the grounds of the cottage.

If you leave the cottage unattended, please ensure you lock all doors and windows.

LIABILITY

The owners will have no liability for any death, personal injury, or loss of, or damage to, personal property, including motor vehicles. The owners do not accept liability for any loss or damage to guests’ personal belongings, and any belongings left behind at the end of the let will only be returned if the cost of postage is met.

RIGHT OF ENTRY

The owners reserve the right to enter the property at any reasonable time for the purposes of inspection, repairs or maintenance.

We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or distress to other guests or to neighbours.

COMPLAINTS

If there should be any complaints during the holiday let period please contact the owner immediately.

CONTRACT

The contract is between the hirer and Mr Kenneth & Mrs Julie Stoddart, the owners of Beinn Dearg Cottage.

These Booking Terms and Conditions are governed by the law of Scotland and apply to all Bookings except where we agree in writing other terms. By making a booking you are deemed to accept these Booking Terms and Conditions.
